Glen is a fourth generation Californian whose family has a long history in real estate and development all across the state. He has been part of the Sausalito community for the last 15 years and as a result Glen is in tune with the lifestyle embodied in Marin; from elegant creative homes, constant visual connection to the iconic San Francisco Bay, world class restaurants in every direction, great sense of community, fabulous outdoor recreation opportunities, top performing schools, and one of the greatest cities in the world just across the Golden Gate Bridge.

Glen’s work in real estate has resulted in the completion of more than $300M in successful transactions around the country since 1998. Before joining McGuire Real Estate he was co-founder and principal of a highly successful real estate consulting firm specializing in services for high net worth clients. Prior to that Glen was vice president of a national nonprofit land conservation organization leading to all manner of complex real estate transactions from landscape forest conservation projects in Alaska, to coastal protection projects in California and the conveyance of luxury estate properties to public agencies to create new parks and natural areas around the west.

With his diverse real estate background, Glen has developed a unique capacity to help sellers realize value that could otherwise go overlooked in high value transactions. For buyers, Glen’s ability to listen carefully and understand the specific lifestyle experience they are looking for in a home makes for an efficient and rewarding buying experience. As his clients attest, Glen’s approach to every transaction is to bring unparalleled integrity and dedication to achieving his clients’ goals. Whether ones real estate needs are on a landscape scale, a luxury estate in Tiburon or a one of a kind Sausalito bungalow, Glen brings the same level of expertise and passion to assisting his clients in achieving their desired results. With his upbeat demeanor and gentle but persuasive negotiating skills, he can guide buyers and sellers through their transactions in a manner where everyone wins.

Glen is an avid outdoor enthusiast and when not assisting clients, he can be found running or mountain biking the world-class trails of Marin. Glen is also a US Coast Guard licensed 100 ton Master Captain; he and his wife enjoy exploring the bay whenever they can from their home port of Sausalito.

Our family contracted with Glen Williams to sell a large Tahoe estate property. Glen worked tirelessly orchestrating the various elements in a very complex selling environment. His attention to detail, his outstanding communicative skills and his experience in real estate transactions helped us maximize the value of our property. Glen is the consummate real estate professional and we look forward to working with Glen in future transactions. -- Luxury Estate Property Seller.

Our corporation hired Glen Williams to assist in a high value transaction involving 750 acres of one of the most desirable and environmentally sensitive properties in the Tahoe Basin. The transaction involved very complicated land entitlements, zoning and land use regulations that needed to be resolved. Glen Williams with his expert knowledge of land use and regulatory issues was extremely helpful to our corporation achieving its goals. I personally have over 30 years experience as a real estate broker and land developer. During my career, I have never run across a person as knowledgeable and educated in a wide spectrum of real estate issues as Glen demonstrated to me in his role assisting our corporation. -- Seller of Luxury Estate Property

Glen is creative, eternally upbeat and has dogged determination to get projects over the finish line. He demonstrated an extraordinary ability to guide our shared client through a challenging and at times convoluted real estate transaction. Glen was able to manage numerous tracks simultaneously while keeping the permitting process and contracting ahead of schedule and, I understand, under budget. Glen's broad knowledge of real estate, appraisals, entitlements, permitting, contracts and politics made him a key player in these transactions. Glen combined his skills in grant writing, legislative advocacy and development of innovative funding mechanisms to achieve funding authorizations in excess of $90 million for our client. -- Legal Counsel for owner of Luxury Estate Project

During this appraisal assignment, I was sometimes in awe at Mr. Williams' ability to organize and process massive amounts of information, which in the end totaled hundreds of thousands of pages. I saw he was able to take a complex subject, refine it and express it in clear terms to multiple individuals with a wide range of background. His ability to organize information and express it clearly in both verbal and written form saved me time in the process. From the five years I have known Mr. Williams, I believe he has a unique combination of very high intelligence and a very strong work ethic. I would recommend him for any type of position where high-level analytical skills are required, and/or where it is necessary to work with people with a broad range of academic and professional experience. Although our interaction involved a trophy real estate asset, I would judge Mr. Williams' skills would allow him to succeed in many other fields. -- MAI Appraiser of Luxury Estate Properties

During the several years Mr. Williams and I worked together he consistently demonstrated the highest level of integrity and commitment to his client's best interests. I endorse him for any professional relationship you may be considering with him without reservation. Mr. Williams brings a creative approach to challenging transactions, he remains positive when negotiations get difficult and above all he is a top-notch communicator. His demonstrated ability to guide our shared client through a very challenging series of real estate transactions showed real determination and skill. Mr. Williams is a tireless and skilled real estate professional. He has my highest recommendation and I would be pleased to provide and additional information regarding my experience working with him. -- Legal Counsel for owner of Luxury Estate Project

Ponderosa Ranch, Incline Village, Nevada      550 acres  $58 million

The Ponderosa Ranch, made famous from the television show “Bonanza,” is not only a stunning Lake Tahoe view property, it is a piece of American history.  Situated along Hwy 28 and covering several benches going up to the Tahoe Rim, this is truly one of Lake Tahoe’s finest trophy estate properties.  While operated for many years as a western town theme park, the sellers knew the property could have significant value as a private estate.  Glen Williams was hired by the sellers to assess the property’s entitlements and to design a transaction structure that would accommodate the goals of both buyer and seller.   Although it was a complex property, both parties were extremely pleased with the successful conclusion of the transaction.

Incline Lake, Incline Village, Nevada      777 acres   $60 million

With its sweeping double-lake views of Incline Lake in the foreground and Lake Tahoe in the background, this property has been the premier trophy estate of all Lake Tahoe for generations. The largest private property on the Nevada side of Lake Tahoe, it is colloquially known as ‘the wettest place in the driest state in the Nation’ featuring a beautiful 20 acre alpine lake, an incredible array of wildflowers, meadows, trails and creeks.  Glen Williams was hired by the owners to undertake a multi-year analysis of the property’s entitlements and to craft a complex transactional structure including the sale of portions of the property to multiple public agencies and the conveyance of numerous charitable gifts of land, water and other property rights – totaling more than $60 million.  The property is now part of the National Forest and will offer the public unprecedented access to Incline Lake and adjacent lands for generations to come.

Homewood Ski Area, Homewood, Ca     1,224 acres   $69 million

At 1,224 acres, the Homewood ski area is the largest privately held property in the Lake Tahoe Basin.  The charming and relatively small ski area with very big Tahoe views had a devoted following for many years but had been losing money for some time.  The sellers hired Glen Williams to help them evaluate their entitlements and to work with appraisal experts on pricing strategies.  Working closely with Glen and his team, the buyers undertook a complex due diligence process that resulted in the property being sold as a redevelopment project for the entire property including the ski area.   That redevelopment process is now underway and the expectation is that the imperiled ski area will become a great destination resort for the benefit of the next generation of skiers.
