Whether it’s from an active buyer, someone wanting more space, or just someone curious about where prices are, this is probably the number one question I get asked. Typically people have specific neighborhoods in mind: the City’s most popular neighborhoods, known for great weather, great views, great amenities, or great commutes, or all of these combined.
So I’ve looked at these top neighborhoods charted the average sales price. Take a look and I’ll go through some other interesting details below.
Neighborhoods with an asterisk (*) next to them have only had one sale of a two bedroom, two bath condo since June 2013. Glen Park had none. It could be due to a lower general inventory of this type of property in these particular neighborhoods.
Due to the limited number of sales in general of two bedroom, two bath condos I automatically assumed that there is less inventory of condos that offer two bathrooms over just one or one and a half baths. But a search of condos now on the market showed that there are 83 two bath condos available, and only 31 condos with less than two baths. By the way, condos with less than two baths have an average list price 25% below those with two ($883,448 vs $1,187,053).
What’s the best thing to do if these averages are above what you can afford? Look at other neighborhoods!
