Multiple Offers in the East Bay

I am stunned to report that the real estate market in the East Bay has started performing like the good old days. Recent activity from the past week includes:
- 3 offers on our Lake Merrit/Adams Point condo listing, priced at $215,000
- 2 offers on a house I wrote on in Moraga, priced at $910,000
- 5 offers on a house Hugh wrote on in the Glenview neighborhood of Oakland, priced at $699,000.
- 8 offers on a property I showed in the Glenview, priced at $499,000.
- 6 offers on a property I showed in Pleasant Hill, priced at $499,000.
- 2 offers on a house that Hugh wrote on in the Laurel neighborhood of Oakland, priced at $489,000.
- 35 packets out on a house in the Laurel District priced at $489,000.
I think we have turned the bend, at least in the sub-million range. I expect we will see market recovery in the East Bay before we do in Marin, SF, and the South Bay.
What does this mean?
If you are thinking of buying in the East Bay this is absolutely the time to do it. I believe we have bottomed out.
