Noe Valley and Glen Park Alternatives
Blogged on 8/23/2010 by Carole Isaacs
Showing property in Noe Valley and Glen Park, I have met with a number of young professionals looking for single family homes. They have felt priced out of the market as they took a serious look at their budgets and the cost of raising a family in San Francisco. These buyers still long to live in the city, and in response to this need, I have been investigating neighborhoods a bit less central, still close to freeways and public transportation, but more affordable.
I found the Excelsior to be a neighborhood to have one of San Francisco’s highest percentages of home owner occupants at 68, with 47 living in the neighborhood for over 5 years, many for much longer. Looking at homes on Tuesday broker’s tour and driving around the streets, I found homes were well-maintained and felt a sense of pride of home ownership in the neighborhood. At the corner of Persia and London, I spotted the hope of a new merchant to catch the eye of the “walk to coffee" set with the grand opening of a new coffee shop. This was evident as an artist painted exterior decorations on a building
There are many schools in the neighborhood and San Francisco City College is just across the freeway where there is a wide selection of both day and evening classes. The average age of home is about 50 years, but the blocks are dotted with Victorians as well as stucco buildings.
The Excelsior is a neighborhood worth considering with 3 bedroom single family homes for sale under $650,000. If you would like to expand your search for a home while still looking in San Francisco, please contact me and I will show you homes in the Excelsior.
