The Power of the Prep

No we are not referring to my alma mater, Saint Ignatius College Prep. We are speaking about preparing a property properly to catch the eye of the market.
McGuire was called in to priced a Spanish Mediterranaen home in the Marina where the owner had lived for many years and passed on at a ripe old age. When I viewed the property first four months ago it was in a significant state of cosmetic disrepair and, in its raw state, I felt the list price should be in the area of $1,695,000. The McGuire listing agent prevailed and the new seller, a trust, accepted his counsel and prepared the property through painting, a hardwood floor refinish and staging. This week this property was put on the market at $1,895,000 and received 15 offers.
The agent and I had a little contest as to where the property would sell, the prize being a cappucino in North Beach. He won, I lost. For our client’s sake I was happy to lose.

Great story (and pictures) Aldo. This drives the point home. to sell "As Is" or put some time and effort into bringing back the home's shining glory. Having a great listing is one thing, having a vision is even better.
