Dog Days of Summer

As we move through the second half of August I am reminded of this title in relation to the baseball season.
The dog days of summer refer to the tediousness of August, as baseball teams move through the hottest days of the year while looking forward to the stretch run of September — which leads to postseason play.
From a San Francisco real estate point of view, August is typically a slow month foractivity, leading to the fall season where there is normally an increase in inventory and activity. Just returning from my vacation I’ve researched the number of listing which have ratified that I toured July 21st and July 28th: Out of the 45 properties seen, 22 are in contract! 48.8%!
This tells me two things:
1) Buyers are out despite the month of August
2) Properties that are priced correctly are going into contract
We shall see what September brings, but clearly this August has shown to be an extension of an active May, June and July.
