Piedmont is mostly known as a small city in the Oakland hills (population 11,000) with excellent public schools. Piedmont is not too suburban, not too urban, an enclave for many Bay Area families. San Francisco is minutes away, there are lush parks and playgrounds, carpools, nearby shopping, and fantastic trees that canopy streets, giving Piedmont a European ambiance. Most importantly, Piedmont is more attainable for many buyers.
Though only about 3,750 homes make up Piedmont (1.7 square miles), it has been one of the strongest real estate markets in the East Bay. The median list price of active homes in Piedmont this week is $1,575,000 with the least expensive list price at $785,000. There are 19 homes on the market, of which 47% have been reduced in price. The average days on the market is currently 166.
Data like this may indicate a buyers’ market, and certainly a great time of opportunity in a fabulous destination.
