Upper-End Activity in San Francisco

There are lots of statistics and analyses about real estate flying around right now. Many are about real estate nationwide, throughout California, or about the San Francisco Bay Area, which usually means nine Bay area counties, not just San Francisco. In the midst of all these numbers it’s interesting to zero in on a couple of new upper-end deals in the city of San Francisco. Specifically:
- 2505 Divisadero, asking $8,995,000, just closed escrow. This house was originally listed in 2007 at $12.5 million and has been on the market since then, with price reductions over time until it was listed in Oct. 2009 for $8,995,000.
- 3022 Washington, asking $3.9 million, is reported to be in contract. It was originally listed in 2007 for $4,850,000 and then withdrawn. It was relisted in May 2009 for $4.4 million, and reduced in August to $3.9 million.
- 2849 Pacific has been listed since Sept. 2009 at $14 million and is now in contract.
What does this activity mean? These houses, like other properties, have languished on the market during this tough year of 2009. For these three specifically, it sounds like people with money, who can afford these price points, found houses that they wanted at a price they thought was fair — and a seller willing to sell.
As 2009 draws to a close, the same may be true for all ranges of price and types of property. It sounds like holiday shopping is taking place outside the mall!
