SF Inventory Shortage Frustrates Buyers

Hard to believe in today’s economy, but in San Francisco we are currently experiencing an inventory shortage in certain price points and locations.
Buyers are finally moving off the side lines, knowing interest rates have nowhere to go but up, but sellers are not as eager to put their homes on the market. So we are seeing frustrated buyers after they have viewed what homes are for sale on the Multiple Listing Service (MLS).
A good Realtor in today’s environment can help by doing the following:
- Check on listings that have expired or been withdrawn from the market. These properties were actively for sale at one time.
- Call the agent on properties that are in contract, but still have contingencies to remove (listed as “active contingent”) and inquire if the deal looks like it is going to hold together. If a deal looks like it might fall out, a listing agent will be thrilled to hear from an agent who has a buyer who may have an interest to purchase instead of putting the property back on the market.
- McGuire agents have a great tool called Agent Share where they can reach out to all McGuire agents, list what their buyer is looking for, and inquire if anyone has a listing coming up or has a client who is interested in selling their property, but just hasn’t taken action yet to do so.
