Spring Springs Into SummerAs many have seen, the recent Case-Shiller report relayed that sales in San Francisco proper have increased 50% in Q1 2010 (compared to Q1 2009). This is no surprise to any of us in the business, as Q1 2009 was abysmal and Q1 2010 benefitted from pent up demand, increased consumer confidence and use of federal and state tax credits. As we head into Q2, activity continues to increase with t... more...

The Autumn WindAs we transition from Indian Summer to Autumn, it is timely to examine the market activity in reaction to the increased inventory which is typical in September for the San Francisco residential market. In general the activity in ratified contracts has been very strong. To wit I keep track of activity with a device for want of a better word, the “Aldometer.” I retain the Tuesday brok... more...

Dog Days of SummerAs we move through the second half of August I am reminded of this title in relation to the baseball season. McGuire was called in to priced a Spanish Mediterranaen home in the Marina where the owner had lived for many years and passed on at a ripe old age. When I viewed the property first four months ago it was in a significant state of cosmetic di... more...

May FlowersI was interviewed Tuesday by a reporter from Bloomberg News. Of course the question came up, “How’s the market?” An impossible question to accurately answer as real estate in San Francisco is made up of numerous micro markets in our many diverse neighborhoods. So I submitted to him a barometer that I use in looking at recent listing activity: Of the 28 properties I saw on to... more...

Better Late Than NeverThe San Francisco residential real estate market has seen a significant increase in market activity in May. Typically the activity level increases in the spring (March), but this year due to economic factors, consumer confidence, etc., March and April were mired in the doldrums that we usually only see in the winter. With May we have see new vigor. For example of the 27 properties I viewed on... more...
