"Please allow me to introduce myself. I’m an overseas client of, Wendy Vandersteen. Wendy just closed a deal for me on my new building at 475 Green Street in San Francisco. I’m writing to make sure you know just how very happy I am, and how grateful I am to Wendy for the outstanding job she did in representing me throughout the entire purchase process.

My biggest obstacle to buying real estate in San Francisco is that I currently live and work in England. On a visit to SF in April, I only had a few days to initiate my 1031 Exchange process. Also, I had to secure a relationship with a real estate agent whom I could trust, and who would be efficient enough to communicate with a client who exists across the Atlantic, 6000 miles away; in a time zone that is 8 hours ahead. I realized how slim my chances were of finding the right person.

After talking with several agents, Wendy and I met by chance at Pacific Union on Van Ness. Within minutes I felt confident I was talking with someone who has extremely high standards, and who works hard. Good thing my instinct proved to be correct. Lucky for me, Wendy agreed to take on the tough job of working with an overseas client. For the next 2 1/2 months she blew me away.

For starters, Wendy was up at 6:00 AM each morning PST to communicate with me in England — both on weekdays and on most weekends. Through e-mail and phone calls (calls which ended up costing her over $1000) Wendy walked and talked me through dozens of possible 5+ unit building purchases. As part of the search process, she contacted designated family members and coordinated building viewings for them, in order that I would have a “second pair of eyes and ears.” She made sure digital photographs were taken and e-mailed them to me so that I could better evaluate the buildings and my options. She went “step by step” through all financial and physical benefits and potential pitfalls of each building. She introduced me to, and then supervised the work of, an excellent mortgage broker named Michael Martin — who ensured that my loan paperwork and exploring my financial options were a priority. She was able to nail down the right amount for our offer, and negotiated terms that were agreeable to our needs. She steered a steady course with the owner when he received a new offer days later that was $70K higher than our offer. She initiated and supervised all necessary inspections on my behalf. She organized and masterminded the 1031 Exchange process for me, staying on top of the title company, the Exchange Officer, and the agent on my Selling Property — not to mention helping me find a solution for getting documents notarized here in England, and keeping me on schedule with delivering all of the necessary signatures and documents.

Most of all, I am impressed with Wendy’s tireless commitment to representing my best interests. I’ve never encountered anything like it before. At the forefront of her mind was always what would be best for me — in terms of finding the right building and getting through our long distance process smoothly.

Of course there were challenging moments throughout this 1031 Exchange — not everyone is as attentive to detail, especially when the client is out of sight. However, Wendy’s attitude remained consistent. She conducted herself with the utmost of professionalism, and stayed positive and supportive even during the toughest of times.
