Is it good to buy a house with seller agent as buyer agent

Considering the number of offers that are being given some folks are using seller agent as buyer agent otherwise they are not getting those homes(anecdotal statements from folks who i know are looking for homes and got overbid) - whats the guidance on this

Your question is something that I have been asked at an open house recently. The answer was this: If you are not working with a buyers' agent, you probably should. It will give you the opportunity to have your own representation in RE transaction.

You will have an Agent that will give you accurate comparables that will guide you through a sucessful acceptance. Keep in mind the Seller/Owner of the property makes the final desision in a multiple offer situation. If you have an Agent that is also representing the Seller, it is still the dollar amount and "terms" of the offer that will get you the acceptance. Recently 7 offers came in on a property on the Peninsula. The highest was not chosen, it was the one that slightly less, because the (offer)contract was simply written and "clean" (No plans to change the terms at a later date)

In answer to your question, Although I have had a succesful experience representing both sides of a transaction; using the listing agent (as your buyer representation) does not always result in a succesful acceptance.
