Contemporary Single-Level Dream Home on a Double Lot
Meticulous modern design and state-of-the-art amenities combine to create sophisticated and stunning single-family home in San Francisco’s Lake Street District. Originally built in 1967, 163 25th AVENUE rests on a double-wide lot and features nearly 3,000 square feet of living space across one level, 3 bedrooms and 3.5 bathrooms. The home itself was recently remodeled with the highest of standards for ease of living, attention to detail, and desire to provide the most luxurious living experience possible.

Enter the house up a sleek set of stone stairs flanked by native grass landscaping and stainless-steel railing to be greeted by a tiled outdoor veranda extending the entire length of the front-facing facade. A double width front door provides access to a formal entrance foyer, with custom light fixture, and brand new distinctive wide plank chocolate hardwood flooring which graces every room of the home.

To the left of the entrance is a spacious formal living room offering a contemporary walk around gas fireplace. With a striking black granite hearth, the fireplace serves as the central focal point for the room. A wall of windows and sliding doors with plantation shutters provide seamless indoor-outdoor access to the front veranda. The living room opens to a traditional formal dining room designed with ample space for entertaining. At one end of the room a large sliding glass door provides access to the veranda; while at the opposite end a custom built-in with marble pass-through to the kitchen adds a touch of refined elegance.

A gorgeous and fully equipped chef’s grade professional kitchen is to the right of the dining room. With top-of-the-line appliances, this remodeled eat-in kitchen goes above and beyond the standard range of luxury amenities to provide every modern convenience available today. Appliances include a 6-burner Viking range with grill, double Viking ovens under professional grade hood, double Sub-Zero refrigerators with four separate freezer drawers built-into custom cabinetry below, custom wine rack, oversized stainless-steel sink, and Bosch dishwasher, all seamlessly integrated around a center island topped with brand new Caesarstone countertops. The kitchen is additionally accented by a cozy built-in banquette in the corner flanked by two marble-topped side cabinets and includes a large walk in-pantry with adjacent wet bar.

Step through the kitchen to a bright and spacious family room with two skylights overhead. This innovative room is outfitted with two floor-to-ceiling walls of custom built-ins providing integrated shelving for entertainment, consoles connecting to surround sound, two fully contained built-in desks concealed behind pocket doors and a queen-sized pull-out Murphy bed. A third wall offers floor-to-ceiling windows and a glass slider providing access to a peaceful side yard with green slate patio and eaves overhead for sheltered outdoor living. The common living space is complete with a powder room in adjacent hallway offering marble countertop.

Three serene and private en suite bedroom retreats make up the back end of the property. The first bedroom includes plantation shutters on southern-facing windows and bathroom with shower over tub, Kohler amenities and light gray tile. Guest bedroom number two provides a glass door leading to the rear garden, separate linen closet, full bathroom and an outfitted double closet. The master bedroom at the northwest corner of the home is intentionally designed for modern comfort and livability, with light filtering in from two directions; an expansive walk-in closet is outfitted with ample storage to easily absorb two separate wardrobes. A wall of floor-to-ceiling built-ins provide organized displays for housing entertainment and personal items.

A well-appointed master bath offers marble tiling around a Jacuzzi tub, a separate glass enclosed shower with rainwater shower head, dual sinks surrounded by marble countertops, and marble flooring. Two glass sliding doors from both the bathroom and bedroom provide seamless access to the garden, where mature trees shade a raised corner deck featuring a hot tub and outdoor speakers. From a stairway in the kitchen access a large two-car garage below with ample space for parking two full-sized SUVs. Maytag washer and dryer, utility sink, four storage units, and an additional refrigerator and freezer are also provided here, completing a full range of modern amenities and conveniences.

Tree-lined Lake Street is a residential idyll combining some of the best aspects of living in San Francisco: picturesque properties, a bike path, convenient transportation lines, nearby but not-too-close commercial uses, and expedient access to parks, playgrounds and beaches.

Folks who find their way to Lake Street tend to remain for a long time, convinced there is no better place to live in the city.

The area dubbed Lake Street (sometimes erroneously called the “Lake District” which, in fact, is a destination in England) stretches from Arguello Boulevard in Presidio Heights to 28th Avenue in Sea Cliff. Its southern border is California Street and to the north are Mountain Lake Park and The Presidio.

In a city filled with ample prospects for outdoor recreation, Lake Street offers a heaping helping of fresh air and greenery. The Presidio is chock full of places to hike, bicycle and run, with trails meandering to picnic spots, secret (and not-so-secret) beaches and vistas of the Golden Gate Bridge, the bay and the Marin Headlands. Mountain Lake Park has a beloved kids’ playground, grassy meadows, walking paths, tennis courts, a half basketball court and – no surprise – a lake stocked with fish. Rochambeau playground (at 24th and 25th Avenues) and Richmond playground (at 18th and 19th Avenues) round out destinations for the “younger crowd.”

Housing stock is varied, but consists mainly of handsome Victorian and Edwardian structures, with a preponderance of single family homes. Especially appealing are properties on the cul-de-sac blocks ending in The Presidio north of Lake Street, as well as the homes along West Clay Street.

Public transportation is a cinch with lines like the California 1, and there is a terrific, flat bike path running the length of Lake Street.

All along Clement Street (parallel to Lake two blocks south) are shops, restaurants and cafes offering a variety of food, wares and services. Among Clement’s many neighborhood “institutions” are Green Apple Books, Toy Boat Dessert Café, Schubert’s Bakery and the Four-Star Theater. Favorite stops along California Street (which unlike Clement is actually within the Lake Street district) include the Village Market, Miss Tilly’s Ballet School, Bazaar Café and Angelina’s Deli.
